Richard Faulkners Blog - Sep 13

So here we are with a brand new web site, which is quite exciting when its your own website, but nothing out of the ordinary for its readers ?

Never having written a blog before, I thought I would start by talking about a few things that have come to mind over the past few months, particularly when discussing property with clients, friends and acquaintances. With this as a starting point, I’ll see what happens, and hope that I can have something new to say each month ?

The first thing, having written those three words together, is that many clients have actually become friends or acquaintances over the years, which I hope is a good sign that I’ve been doing a good job, as well as being a reasonably nice guy ?

The second thing is that, in November last year we completed the sale of a property for an old friend of mine. My friend had never sold a property before, despite reaching retirement age a few years ago and he actually needed quite a bit of guidance, and a substantial amount of hand holding, which we were able to give.

Anyway, the real reason for recounting the tale is that, in early September, my friend said that I was beginning to sound like an old man. It seems that I have started to begin a variety of conversations with “After 25 years in the business……..”. Well it’s true, and I think it has some value! I have been involved in selling, buying, renting, and letting property in the local area since October 1987 – which is Over A Quarter Of A Century!! – One consequence of this is that I probably have more experience of selling property in the M16 postcode area, than anyone else in the world! It’s a moot point as to whether that is a claim to fame but, whatever the case, it’s a fact ?

The third thing, and possibly the most interesting with respect to property, is that houses are selling better than at anytime since the dark days of 2008 and 2009. In fact, in quite a few instances, we are achieving prices that are close to, and higher, than were achieved at the peak of the boom in 2007/8. In fact, whilst writing this, I have just handed the keys to the buyer of a lovely house on Carlton Street, Old Trafford, which she is delighted to have bought for over £180,000. This is one of a few of our recent sales on Carlton Street at over £180,000. Off the top of my head, we have similar tales on Fulford Street, Thorpe Street, Albion Street, and Leighton Road in Old Trafford, and Bury Avenue and College Drive in Whalley Range.

Does this mean that our economic problems are over? I’ve no idea! But it does suggest that things are moving in the right direction. It also means that I can confidently suggest that, if you are thinking of buying, or selling, or both, now is as good a time as any.

The last thing I will talk about in this months blog is something I have heard repeatedly over the 4 years I have been working with David Andrews Homes, and that is that we are a friendly bunch, and nice people to deal with – and that some estate agents are not, but I’m not naming names ?

That’s it for now! I’ll get my thinking cap on, and see what I can come up with for October ?
